Applicant seeks a Comprehensive Permit under MGL Chapter 40B, Section 20-23 for development of thirty-two town house condominium units, comprised of nine buildings, plus one existing home located at 9 Glenview Road.  Property is located off Rob’s Lane, Town of Sharon Assessor’s  Map 102-Parcels 87,88 and 92-1 and is zoned Residential B.

(At the request of the Applicant the hearing has been continued until April 26th.)

 

A representative from Whitman Homes signed a continuance notice until April 26, 2006.

Applicant seek two findings and a special permit relative to proposed expansion and reconstruction of a structure on a nonconforming lot.  Property is located at 24 Laurel Rd. and is situated in the Single Residence A Zone within the Groundwater Protection District.

Board of Health letter dated 3/6/06 read.  Stating the Board voted to approve this project and Board of Health plan with conditions (Attached).  The house will remain a 3 bedroom house Board of Health permit #8387 has been issued.

 

Conservation Commission letter dated 3/6/06 read.  No objections.

 

Applicant represented by Attorney Joel Fishman.

 

The Board reviewed documents provided by Attorney Fishman.

The Applicant describes plans to add a 28 ft by 28 ft. addition for a master bedroom with full bathroom and walk-in closet, 2 bedrooms with walk-in closets, full bathroom, a linen closet, corridor and half bath.  This addition will be on the left side of the existing house.  The applicant plans to re-design the existing house with a family room, kitchen, living room and dining room.  The garage on the right side will be enlarged with a new foundation.

 

The proposed addition will not have a basement.

 

The house will remain a 3 bedroom with 2 ½ bath room ranch style home.

 

The existing living space is 1,120 sq. ft and the proposed living space is 784 sq. ft..  An increase of 70 %.

 

A Sharon resident, 26 Laurel Rd. had no objection to the proposed addition.
